5 Amazing Life-Changing Tips for Women to Build their Property Portfolio

If you are looking for life-changing tips that could ensure financial independence, look no further!

More and more women are starting to build their own property portfolio. Whether it’s to achieve financial independence, a change of career, a better work/life balance, or indeed all 3, the property market is no longer just a man’s world.

Indeed, my own story is proof that women can build their own property portfolio and completely change their life. I began my journey as an unemployed single mother of two boys!

But everyone needs to start somewhere. If you’re starting to explore a side-hustle or 2nd career in property, make sure you follow these first 5 steps women should take in order to build your own property portfolio. 

 

1. Start By Planning Your Financial Future

While property investment strategies can start from as little as £1, to build your own property portfolio you will need some savings to invest. 

I found this great article by Forbes that tells you more about financial planning for a career change than I could possibly fit into this blog. 

However, the key takeaway is you need to realistically plan how much you can afford to invest into this new venture. This includes education, such as events and mentorship programmes, as well as your first property deal. 

Once you have that figure saved away, you can start to plan realistic goals.

 

2. Now Set Realistic Milestones and Goals

Building your own property portfolio doesn’t happen overnight, so it’s important to set realistic goals for the short, medium, and long-term.

Looking to the future, what level of earnings would you be happy with? Indeed, how much do you need to be earning as a property investor to give up the day job?

The problem many aspiring female property investors have is they are so focussed on the end result that they forget about the here and now. This means they become frustrated with their progress and eventually give-up.

My tip is to break down your journey into achievable milestones that demonstrate progress. That could be attending your first online masterclass or in-person event, learning the ins and outs about one particular investment strategy, and so on.

By following a clear plan you’ll feel like every day brings you a step closer to your dream goal! 

 

3. Expand Your Knowledge

When I started my property investment journey, I trawled the internet and travelled the world to learn as much as I could about the property market. 

Fortunately, (both for your finances and the environment), knowledge is literally at your fingertips. The best way to start is read up and learn about the different about the different property investment strategies available to start building your own property portfolio. 

Online masterclasses (e.g. webinars) are the perfect place to start out in your journey to build a property portfolio. From the comfort of your home, or office, online masterclasses offer a free, convenient way to dip your toe into the water. 

The online masterclasses I run for example provide the key insights you need in order to begin your property journey. I not only share my journey, but I take a dive into some of the property investment strategies that I use myself. 

If you have the opportunity, then I strongly advise attending in-person events where possible. The events I run, even during these COVID times, are specifically designed to pass on the expert knowledge to aspiring female property investors like yourself. Listen, network, ask questions, and take plenty of notes. 

Attending online masterclasses and in-person events, such as the ones I run just for aspiring female property investors for example, are a great way to expand your knowledge too.

 

4. Develop A Growth Mindset

One of the key steps women need to take, to build a successful property portfolio, is to develop a growth mindset. 

There is so much to learn about the property industry and running your own business. Indeed, it can be easy to become overwhelmed and lose motivation.

However, when you learn something new, and put that knowledge into practise, your brain is stimulating growth. This discovery was made by Carol Dweck, a Stanford psychology professor, who’s inspiring research has dramatically changed the way we think about personal development, coining the phrase ‘growth mindset’.

Now, I must be honest and say some of the strategies I mentioned above will challenge the conventional wisdom about how to buy property. 

But by approaching each day as a chance to grow both as an individual, and as a successful female property investor, then you will acquire the skills to become one.

My advice is to come with an open mind to learn every detail possible. Only then can you decide on the best property investment strategy for you. 

5. Become an Action Taker

One of the hardest steps for any women looking to build a property investment portfolio is finding the time to actually do it.

Regardless if you’ve got a full or part-time job, children to look after, family members to care for etc, you need to take action for your dreams to become reality.

Remember I was a single mother with 2 young boys to look after. There can’t be any excuses not to plan your time accordingly and then, when it’s time to work, take action. 

Therefore, it’s important to identify the opportunities that allow you to become an action taker.

For example, where can you find 30 minutes each day to research property investment strategies? It could be while you’re waiting to pick the kids up from school, or on the bus to work. 

That might not seem a great deal, but over the week that 3.5 hours you have dedicated to building your property portfolio. Using economies of scale, you can see the more you put in, the more you get out.

However, to become a successful action taker, you need to recognise the value in each action you take. Some days maybe more worthwhile than others, but remember, each action you take is one step closer to your goal of becoming a property investor.
